By collecting information in accordance with the Decreto, we avoid wasting our time and yours on property that may otherwise prove on later inspection prove to be illegal or have extensive encumbrances against it.

This means every property offered for sale, has available for inspection the following documentation:

  • Advertisements - Property descriptions are displayed in Spanish and English.
  • Documento Informativo Abreviado/Informative Document on Property for Sale. This document lists the following key details:
    1. Nota Simple.
    2. Catastral Value of the property (Used to calculate the IBI receipt value).
    3. IBI Receipt (The rateable value of the property).
    4. First Occupancy Licence
    5. Basura Tax (Rubbish Tax).
    6. Community Fees.
    7. Details on the community.
  • Nota Simple (Land Registry document showing who is the legally registered owner of the property and shows any mortgages or other encumbrances registered against the property).
  • Escritura (This is a Title Deed, confirming the names of the persons who claim to be the owners).
  • IBI Receipt (Showing up to date payment of rates).
  • Copy of Owners I.D. (Valid Passport)
